Providing people on the Lower Cape with a decent and safe place to live, regardless of their income level

The Lower Cape Cod CDC recognizes that a diverse and thriving community requires stable housing for people of all income levels. However, increased demand and skyrocketing home rental and purchase prices have resulted in an affordable housing crisis on the Lower Cape. The CDC has actively responded to this crisis with several programs aimed at increasing the number of attractive, quality affordable housing units available for low to moderate income families from Harwich to Provincetown.

Housing Development

The Lower Cape Cod CDC has developed or assisted in the development of 70 units of affordable housing throughout the 8 towns of the Lower Cape. We have served in the lead development role for 41 units of affordable housing, and have served in a supporting role for 29 units. Our development experience includes the rehabilitation of existing properties and new construction, as well as the creation of both rental and homeownership units. We secure development opportunities by working with local municipalities and housing authorities, through competitive bid processes, through relationships with private land and property owners, partnerships with other developers and development team members, and through the private market. We have supported municipalities and other developers in their efforts to create affordable housing by serving in a variety of ancillary roles, including grant applicant, consultant, project manager or administrator, and by conducting feasibility studies. The Lower Cape Cod CDC is currently serving as the lead developer for the new construction of over 59 additional units of housing, currently in the pre-development stage. Learn more.

Affordable Rental Opportunities and Property Management

The Lower Cape Cod CDC currently owns and manages 41 affordable rental units on the Lower Cape. We manage an additional 4 affordable rental units through agreements with local housing authorities or private businesses. While our duties can vary from property to property, they generally cover the full-range of property management services. These include marketing the property, tenant qualification and selection, screening and maintenance of an applicant list, and the preparation, execution, and enforcement of a rental lease. The CDC may also monitor the tenant households according to the guidelines set out in the lease, including the annual verification of eligibility of household income. In addition, the CDC is often responsible for preventative and ongoing maintenance and repair to the property, and maintaining insurance for the property. View Available Housing. Housing Rehabilitation

In addition to the CDC’s experience in the development and management of affordable housing, the CDC runs a successful Housing Rehab Program designed to preserve existing housing by assisting low-income property owners with emergency and routine maintenance to ensure the safety and decency of their homes. Ranging from foundation work to window replacement, the CDC has rehabilitated over 200 units of housing, benefiting over 300 local residents. Learn more.

Homeownership Education

The Lower Cape Cod CDC offers a Homebuyer Education course for first time buyers. These pre-purchase home buyer sessions have received the Massachusetts Homeownership “Collaborative Seal of Approval” from the Citizens’ Housing and Planning Association (CHAPA). Learn more.
